Understanding Wood Floors

Homeowners are confronted by a dizzying number of choices to be made when shopping for a wood floor. Here is a quick overview of those choices and the associated terminology.

Type
of wood is one of the first decisions you will make. Most people select from among hardwood species, although pine is a softwood also used for flooring. The most common hardwood floor species are oak, maple, and more recently bamboo. You want a floor that is hard and durable, and will look good over time. Oak is the most common flooring species, with white oak slightly harder than red oak. Bamboo is classified as slightly harder than white oak, but hardness depends on the species used. Maple is the hardest of these woods but does not take stain well.

Solid wood flooring was the norm for many years. Floorboards 3/4 inch thick were nailed to a subfloor and locked to each other with a tongue and groove system. The sandable or renewable wear layer on a 3/4 inch solid wood floor is approximately 5/16 inch before you start exposing the nails that were used to install it. You can sand and refinish 3/4 inch thick flooring approximately 6-7 times. The average lifespan of 3/4 thick solid wood flooring is approximately 100 years.

Another common type of solid wood flooring is 3/8 inch top-nailed or parquet, which does not have a tongue and groove. If you've got one of these floors you will see where the nail heads are filled. Before sanding and refinishing this type of floor you or your contractor need to go through and set all the nails low enough so that they won't be exposed by the sander. This is a less common floor choice for new floors unless you're blending with an adjacent floor.

Engineered flooring is a relatively new player in the market and is made up of several layers of different materials. The best engineered floors are built having multiple ply layers that are cross layered, glued and pressed together. The inner cores are generally a plywood type material that incorporates the tongue and groove system. The top thicker hardwood veneer wear layer is glued on top of the core and is available in almost any hardwood species. Exotic hardwoods become more affordable when used only as a wear layer. A 5/16 inch thick hardwood wear layer is equivalent to that of 3/4 inch solid wood floor. A 4 mil or 5/32" wear layer can usually be sanded and refinished 4-5 times.
Engineered wood floors are more resistant to higher moisture levels than solid wood flooring, which adds to their appeal for use in damp basements or directly over concrete floor slabs. Engineered flooring can be direct glued-down over concrete slabs or nailed to a wood subfloor.

Floating floors are installed without nailing or gluing to a sub-floor. Usually floating floors are also engineered floors with a Click Lock method of attaching the boards to each other. A floating floor can be installed directly over a concrete slab without first installing a wood subfloor or nailing cleats. Floating floors are ideal for installation over hydronic heating systems where you want to make sure that the water pipes are not pierced by nails from the floor above.

e-finished vs. site-finished The advantages to a prefinished floor are no dust from sanding, no fumes from chemicals, and no waiting for the finish to dry. Prefinished floors are warranted to last longer than site-finished floors – typically 5 to 35 years for residential vs. 3 to 5 years for a site-finished floor. This is because factory applied urethane finishes are much tougher and longer lasting than site-applied finishes. The disadvantage is that pre-finished floors don't have that smooth monolithic look that you get with a site-applied finish. If you like the look of site-finished flooring, but want the durability of prefinished flooring, choose a product with a square end and edge.

What is Pergo? Pergo is a popular brand of engineered wood-look flooring that is actually a high-pressure plastic laminate with a printed wood grain surface. Think Formica. There are now many brands of laminate flooring on the market. The disadvantage of a plastic laminate floor is that it is not wood, so it can't be sanded and refinished. On the other hand, it is a fraction of the price of a wood floor and easy for do-it-yourselfers to install.

The top 10 tips for youthful radiant skin

Winter skin care can be a challenge, so here are some of my trusty skincare rituals to help you keep your skin youthful and radiant.


This time of the year we encounter a variety of new concerns with our skin, 59% of women comment that their skin is dehydrated and dry during the cooler winter months. Face, body, lips and hands become flaky, chapped and appear dull due to fluctuations in our environments (warm heating inside, cool and ‘crisp’ outside).


There are two areas to address: your home-care regimen and spa treatment choices. Together with your beauty therapist you can have a productive winter-radiance regimen, so that your skin is silky soft and beautiful, from head-to-toe.


HOME-CARE

  1. Step one, choose a milky cleanser (a foaming wash is fine for summer) to soothe and hydrate the skin as it removes the days impurities. Massage the face and neck for 2 minutes with gentle circular motions. Rinse with tepid water (hot water ages the skin), and then wipe up and out over the skin with a cotton pad soaked with a moisturizing toning lotion (skipping your toner is like only half-rinsing your laundry) to leave your skin clean and comfortable.
  2. Exfoliate. Removing dry surface skin cells will reveal smooth skin, the ultimate boost to your skins appearance. Choose a product that is not aggressive (even natural ingredients can scratch and weaken the skin), I recommend using a cream that rolls off dead skin cells. Modern ingredients; fruit enzymes, fruit acids, gylcolic and retinol based products, offer great results to renew the skin and leave it fresh and radiant.
  3. If there was ONE product that you should buy this season, it is Guinot’s Radiance Mask Essentiel. Why? it's just a "formal"ity...

so...as we are nearing the end of november...we are facing the hustle and bustle of christmas shopping...decorating...invitations piling up...hopefully...lots of them...rsvp’s to respond to...which leads me to...formal wear!

one of the things i love about being a woman...when it comes to fashion...are all the options we ladies have...formal wear is simple for men...black tie, white tie...it’s a pretty specific uniform...for us...the invitations might as well read: look classy...elegant...and just plain incredible...

we do this in any number of ways...we glitter and shine...we show our most breathtaking expanse of skin with plunging necklines or swooping backlessness...for dramatic entrances...we tend toward black or white or cream or midnight blue – sometimes red...

we dress long in a grand ballgown or an understated sheath...we dress short - a martini glass is...of course optional...with the occasional exception of white tie...we don’t necessarily need a dress – marlene dietrich and catherine deneuve both dabbled in androgynous black tie and yves saint laurent made "le smoking" feminine by designing dinner jackets to be worn with collarbones bared...a timeless long black skirt worn with an unforgettable evening jacket or blouse gives us flair and flexibility...

and whatever you do...don’t forget the formal accessories...cinderella had a fairy godmother to thank for her instant formal attire...glass slippers and all...again...those little details are what make an outfit memorable or mundane...a tiny satin bag to put your lipstick in...earrings...a necklace perhaps...and maybe a bracelet...of course...i always say yes to a cocktail ring...think high, sexy heels – they did wonders for cinderella... =)

whatever the trappings...our basic aim is the same:

glamour, sophistication, elegance, and the feeling that we are exquisite...

a few notes:


simple elegance: as a rule...formal wear is not something many of us want to shop for often...if that’s your situation...then consider buying classic; elaborate dresses inevitably date quickly...buy quality and workmanship...and with the proper care...a formal dress should last for years...if the design is spare and the color neutral...it will be easier to transform with accessories and different hair styles...you’ll be able to wear one dress to several parties and dazzle differently each time...

Eight Cost-Savvy Remodels

So, you're thinking about a home remodel project. If you're like most people, you are planning a remodel because your house is old and needs a face-lift, because you want to improve the function of existing rooms, or because you simply need more living space. One question people often ask is whether they will be able to recoup the cost of their remodel when they sell their house.

The answer varies from project to project. The following project types and their resale value relative to cost were identified by Remodeling Magazine.

1. Entry Door Replacement – 131%
Want to get the most bang for your buck? Replace your entry door with a new painted steel door with half-glass panel. Granted, this is such a small project that you aren't really going to be adding much value to your house. But it's great for curb appeal!

2. Garage Door Replacement – 126%
While you're at it, replace that old garage door with a new sectional overhead garage door. An embossed steel door with factory-baked enamel finish is durable and maintenance-free. We're assuming that your old garage door opener will work just fine with the new door.

3. Deck Addition – 113%
You get a slightly better return if you use wood decking vs. composite decking. This is probably due to the higher cost of the composite materials. The sample project includes a full railing, three steps down to the yard, and a built-in bench and planter.

4. Minor Kitchen Remodel – 111%
Keep your emphasis on the "minor" if you're looking to recoup your costs. Leave the cabinet boxes in place but replace the wood doors and drawers, including new hardware. Replace wall oven and cooktop with new energy-efficient models. Replace laminate countertops with new laminate. Remove and replace resilient vinyl or linoleum floor with same. The "major" remodel involves the same as above except the scope is expanded to include replacement of all appliances and cabinets. Major kitchen remodel returns 95% of actual costs.

5. Basement Remodel – 107%
Finish the lower level of your house to create an entertaining area with wet bar and full bath. Return is probably greater if you're adding bedrooms.

6. Attic Bedroom Remodel – 105%
Convert unfinished attic space to one or more bedrooms plus a full bath. Extend your existing heating and cooling system to include the new space, and provide electrical lighting and wiring. Use the existing stair and railing to the attic.

7. Window Replacement – 105%
Replacing your old drafty single-pane windows with double-pane insulated replacement windows is a popular remodel these days. For best resale value, use wood windows with clad exterior finish. If you replace with insulated vinyl windows your return is only 95% of cost. Of course you'll have energy savings no matter which window type you use, as long as it is insulated.

8. Bathroom Remodel – 102%
Here we're talking about the remodel of a standard 5x7 bathroom – not the luxury master-bedroom sized bath. Replace all fixtures and faucets, install new recessed medicine cabinet, install new ceramic tile floor and tub/shower surround. Plumbing fixtures remain in the same place.

And, just for comparison you may want to know the three project types with the worst resale value: installing a backup power generator – 46%; home office remodel – 63%; sunroom addition – 68%.
